Combi to combi in a terrace
Same position, rear wall flue. The simplest job there is, and usually done in a day.
Combi boilers · Thornton Heath CR7
Most homes in Thornton Heath are Victorian and Edwardian terraces, and many have been split into flats. That makes a combi the usual choice here. We fit them in kitchens, back bedrooms and cupboards across CR7, sized to your home and your water supply.

Thornton Heath homes
In a typical CR7 terrace the combi sits in the kitchen or a back bedroom, with the flue going straight out through the rear wall. If that’s your set-up and you’re keeping the boiler where it is, it’s a like-for-like swap: same gas and water connections, a new flue kit in the same position, and the job is often finished in a day.
Flat conversions are tighter. The combi is usually a compact model in a cupboard, and with several flats sharing one back wall, windows can be close together. Flue position is regulated near windows, doors, boundaries and eaves, so we check yours against the manufacturer’s instructions and the standards before we price. A photo of the outside wall where the flue comes out saves a visit.
For more on the homes and access here, see our Thornton Heath area page. For how combis work in general, and when one isn’t the right choice, see combi boiler installation.
Common jobs
Same position, rear wall flue. The simplest job there is, and usually done in a day.
A compact boiler in a cupboard. We check the flue against nearby windows and whether your freeholder needs to agree to any change.
An extra room and maybe a shower upstairs can mean a bigger combi, or moving the boiler. Tell us early and we’ll plan it with your builder.
Want the bedroom back? Kitchens are the usual new home. New pipe runs and a new flue add about a day. See boiler relocation.
Fewer houses here have them now, but if yours does, a combi conversion takes the tanks and cylinder out.
Sizing guide
A rough guide for Croydon homes. Bigger isn't better: an oversized boiler cycles on and off and wastes gas. We confirm the size by checking your water pressure and flow rate on the day of the survey.
| Home | Bathrooms | Usually suits | Output |
|---|---|---|---|
| Flat or 1 to 2 bed house | 1 bathroom | Combi | Around 24 to 28kW |
| 3 bed house | 1 bathroom | Combi | Around 28 to 32kW |
| 3 to 4 bed house | 1 bathroom + en-suite | Larger combi | Around 32 to 38kW, if mains flow allows |
| 4 bed or more | 2+ bathrooms used at once | System boiler + cylinder | Sized to the home’s heat loss |
Installation day
Most of our CR7 jobs mean parking on the street. Some roads near the station are controlled, so if you’re in one, say so in the quote form and tell us whether you can get a visitor permit. It saves the engineer circling with a boiler in the van.
In upstairs flats we carry everything through shared hallways and stairs, so we lay protection down on the route as well as in your flat. If the building has a managing agent who wants notice of contractors, let us know and we’ll fit around it.
What good looks like
Whether it’s a terrace kitchen or a flat cupboard, these are what a properly fitted combi should come with. Check your quote covers them.
Chosen for your hot water demand and the home’s heat loss, with mains pressure and flow measured on the survey. Not just the biggest one on the van.
Flue terminals must sit clear of windows, doors, boundaries and eaves. A new flue kit goes in with every boiler.
Catches the rust and sludge that circulate in older systems before they reach the boiler’s heat exchanger.
Combis can need more gas than the boiler they replace. The pipe from the meter is checked and upgraded if it’s too small.
Routed inside to a drain where possible. Outside runs are kept short, insulated and wide enough not to block in a frost.
Time and temperature control as a minimum, and on a combi an extra energy-saving measure such as a smart thermostat with optimisation.
Radiators and pipes flushed, then dosed with inhibitor to slow new corrosion. Required by the regulations and by every manufacturer.
Gas pressure and combustion checked with an analyser, the Benchmark checklist completed, Building Control notified and the warranty registered.

FAQ
Not always. If the loft adds a bedroom with radiators only, your current combi may cope. If it adds a shower room, hot water demand goes up and a bigger combi, or a different system, may be needed. We’ll look at the plans and the boiler and tell you which.
Yes. Plenty do, and leaving it where it is keeps the job simpler. If you’d rather move it to the kitchen, it adds about a day for the new pipe runs and flue.
For a like-for-like swap in the same position, usually nobody, but leases vary, so check yours. If the flue has to move, your freeholder often needs to agree. We’ll give you the details to send them.
Usually, yes. Tell us what you have in the quote form and add photos of the boiler and the flue outside. If anything needs checking, such as a tight flue position, we’ll pop round first.
Yes, Thornton Heath and the surrounding streets, plus Norbury and South Norwood next door.
