Landlords and agents · Croydon
A tenant without heating is stressful for everyone. Tell us about the property, who holds the keys and who we should speak to, and we’ll give you a fixed price and the paperwork you need for your records.

For landlords and letting agents
When the boiler in a rented home fails, you’re working through other people: the tenant who reports it, perhaps an agent who holds the keys, and an engineer who needs to get in. Often the hardest part of replacing a let boiler is arranging access, not the work itself.
So the quote form asks the questions up front. Tick “Landlord” where it asks who you are, and use the message box at the end to tell us who the tenant is, who holds keys and who should approve the work. Photos from the tenant help us price it without a visit.
If your tenant has no heating or hot water, say so in the form, and tell us if anyone in the home is vulnerable to the cold. Sometimes a repair to tide things over is worth it while the replacement is arranged, and we’ll tell you honestly if it is.
How it works
The quote form takes about 2 minutes. Add the tenant’s or agent’s contact details and photos if you have them.
A written quote goes to you or your agent. Nothing goes ahead until the person paying has said yes.
We agree a day with whoever you’ve named, and confirm who will let us in and who we show the new controls to.
The Benchmark checklist, warranty registration and Building Regulations certificate are for the property owner, so they come to you.
Paperwork
| Document | What it is | Why you need it |
|---|---|---|
| Building Regulations compliance certificate | Sent to the owner after we notify the installation through the Gas Safe Register | Proof the work was notified. Buyers’ solicitors ask for it |
| Benchmark commissioning checklist | The record of how the boiler was set up, filled in and signed | Manufacturers ask for it before honouring a warranty claim |
| Warranty registration | Registered with the manufacturer in the owner’s name | Most warranties need registering shortly after fitting and an annual service |
| Gas safety record, if booked | The annual check of every gas appliance and flue in the property | A legal requirement for landlords, separate from the installation paperwork |
Your duties, in brief

Comparing quotes

Without them, selling the house and claiming on the warranty get harder.

FAQ
Yes. They can fill in the quote form on your behalf. We’ll need to know who approves the price, and who is paying, before we book the work.
We can take the details from a tenant, but the boiler belongs to the landlord, so the landlord or agent needs to confirm the go-ahead before any work is booked.
Not automatically. The installation comes with its own paperwork, but the annual gas safety record covers every gas appliance and flue in the property. Many landlords book both at the same visit.
If it’s fairly young and the fault is a common part, a repair usually makes sense. If it’s old, keeps failing or the part is obsolete, repeated call-outs and unhappy tenants usually cost more than replacing it. We’ll give you both options.
They’re in the property owner’s name and come to you. Keep them with your property records: you’ll need them for warranty claims and if you sell.
