Converted flats
Flats where the flue can’t just go anywhere
Converted houses near South End often have one combi per flat, squeezed into a kitchen cupboard or hallway. Flue routes can be tricky: the boiler may be in the middle of the building, or the nearest outside wall may be close to another flat’s window. Flue position is regulated near windows, doors, boundaries and eaves, so the route decides what we can fit and where.

Victorian and Edwardian houses
Solid walls and high ceilings change the sizing
Older South Croydon houses lose more heat than a modern house of the same size, because of solid walls and tall rooms. That matters for a combi in 2 ways. The heating side has to keep up on the coldest days, and the hot water side has to suit how many people use the bathroom.
Many of these houses still have a regular boiler with tanks in the loft. Going to a combi takes the tanks and cylinder out, and gives mains-pressure showers if the incoming flow is strong enough. Can you replace a combi in a converted flat?
Yes. We check the flue position meets the rules and whether the freeholder needs to agree to any change, then fit a combi sized for the flat.
My Victorian house is always cold. Will a bigger combi fix it?
Not on its own. If the radiators are too small for the rooms, a bigger boiler can’t push more heat into them. We size the boiler to the heat loss and tell you if any radiators need upgrading.
I have a bathroom and an en-suite. Combi or system?
If the 2 showers are rarely used at once and your mains flow is good, a larger combi can work. If they often run together, a system boiler with a cylinder will serve you better. We’ll explain the trade-off.
