Baxi boilers

A long-standing British name

Baxi is a long-standing UK boiler brand. Its current gas boilers are named by number, from the 200 series up to the 800 series. Broadly, the higher the number, the higher the specification, but not every series comes in every boiler type.

In Croydon, the Baxi we meet most often on a replacement isn’t a modern one at all. It’s a Baxi Bermuda back boiler behind a gas fire in a 1930s semi. Replacing one of those is a bigger job than a straight swap, and we plan it differently.

We fit all the major brands, so our advice isn’t tied to one make. If your Baxi has a fault rather than reaching the end, see Baxi boiler repair.

Starting point

What usually replaces your current boiler

The job depends far more on what you have now than on the series number.

What you have nowWhat usually replaces itWhat to know
A Baxi combiA new Baxi combi, often in the same placeOften the simplest job: same family, similar layout
A system boiler and cylinderA Baxi system boiler, or a combi if you want to lose the cylinderTwo bathrooms in use at once usually favours keeping a cylinder
A regular boiler and loft tanksA Baxi regular boiler, a system boiler, or a combi conversionConverting takes longer but frees the loft and airing cupboard
A Baxi Bermuda back boilerA combi or system boiler in a new positionSee back boiler replacement

We confirm the type and output on the survey.

Which boiler?

The four kinds of boiler we replace

How each one is piped explains why changing from one type to another takes longer than a like-for-like swap.

Boiler behind the fire

Back boiler

Sits behind a gas fire in the chimney breast. No longer made, and parts are hard to find.

Best for: Nobody, now. Replacing one is a common job in Croydon’s 1930s semis.

No tank needed

Combi boiler

Heats water on demand, straight from the mains. No hot water cylinder, no tanks in the loft.

Best for: Flats and most 1 to 3 bedroom homes with one bathroom, or two with a larger model.

Hot water cylinder

System boiler

Heats a hot water cylinder, usually in an airing cupboard. Mains-fed, so no loft tanks.

Best for: Bigger homes with two or more bathrooms in use at the same time.

Loft tanks

Regular boiler

Also called heat-only or conventional. A cylinder plus cold water tanks in the loft.

Best for: Older homes with low mains pressure, or where the pipework is built around it.

Before you choose anyone

Six questions to ask any boiler installer

Including us. A good installer will be glad you asked.

  1. 01

“Can I see your Gas Safe ID card?”

Check the card is current and covers gas boilers. It’s on the back.

  2. 02

“How have you sized the boiler?”

A good answer mentions your bathrooms, hot water use and water flow, not just bedrooms.

  3. 03

“Is the price fixed, and what isn’t included?”

You want a written price that lists the work, not an estimate that grows on the day.

  4. 04

“Will you clean the system first?”

Fitting a new boiler to dirty water shortens its life and can affect the warranty.

  5. 05

“Who registers the warranty and notifies Building Control?”

Both should be done for you, in your name.

  6. 06

“What happens if something goes wrong after you leave?”

Know who to call, and how the warranty works with the installer.

Warranty and paperwork

What you get after a Baxi installation

Every Baxi warranty needs registering after installation, and how long it lasts depends on the model and how it’s registered. We register it in your name, so you don’t have to remember.

To keep it valid, the boiler needs servicing every year. You also get a completed Benchmark checklist and a Building Regulations Compliance Certificate, which the Gas Safe Register sends after we notify them of the installation.

FAQ

Baxi installation questions

Is a Baxi worth choosing over other brands?

It can be a good fit, especially if you want a model that suits a set budget, because the series range is wide. It isn’t automatically better or worse than other major brands. What matters most is the right type and size, fitted to a clean system.

Can you replace a Baxi Bermuda back boiler with a new Baxi?

Yes. The back boiler comes out from behind the fire and a new Baxi combi or system boiler goes in a new position, often the kitchen. It usually takes longer than a straight swap, and we’ll explain the steps on your quote.

Which Baxi series do I need?

The one that comes in the type you need, at the right output for your home. Higher numbers generally mean a higher specification, but that doesn’t always mean a better fit. We’ll recommend a model on your quote.

Can you fit a Baxi combi in a flat?

Yes. Most flats have the boiler in a kitchen cupboard with a flue through the outside wall. If your building has a managing agent or freeholder, check whether they need to approve a new flue position.

My old boiler is a Baxi. Is a new Baxi easier to fit?

Often, if the old one is a modern Baxi, because boilers in the same family often share a similar layout. An older Baxi may still need pipe changes, and a back boiler is a different job altogether.
