A service is more than a look and a sticker. This is what we do.
The boiler, its pipework, the flue and the area around it, looking for signs of leaks, corrosion, overheating or poor ventilation.
A calibrated analyser measures what the boiler is burning and venting, to confirm it’s combusting safely and efficiently.
The case is opened and the burner, heat exchanger, electrodes, seals and fan are inspected and cleaned where needed.
We check the boiler is getting the right gas pressure and burning at the rate the manufacturer specifies.
Cleaned out and checked, along with the condensate pipe, the usual culprit in winter breakdowns.
System pressure and the expansion vessel charge are checked, the cause of most “keeps losing pressure” calls.
Thermostats, programmer and the boiler’s safety shut-offs tested to make sure they work.

Why bother
Most manufacturers require a yearly service by a Gas Safe engineer. Miss one and a claim can be refused.
A badly burning boiler can produce carbon monoxide, which you can’t see or smell. Analysing the flue gases catches it. Have a CO alarm too.
Blocked condensate traps, failing seals and low expansion vessels show up on a service long before they stop the boiler.
Landlords
If you let a property in Croydon, the Gas Safety (Installation and Use) Regulations require a gas safety check on every gas appliance and flue every 12 months, by a Gas Safe registered engineer, and a copy of the record for your tenants. We can do the check on its own, or with a full boiler service at the same visit.

Landlords must have every gas appliance, fitting and flue in a rented home checked by a Gas Safe registered engineer every year, and give tenants a copy of the gas safety record (often called a CP12). We check the boiler, hob, oven, fires and flues and issue the record on the day.
No. A gas safety check confirms appliances are safe to use. A service goes further and cleans and adjusts the boiler to keep it running well. Many landlords book both at the same visit.
