Combi boiler installation in New Addington

Most homes in New Addington already run on a combi in the kitchen or a cupboard, so replacing one is usually a straightforward, one-day job. We fit new combis for people who own their homes and for landlords with houses, maisonettes and flats to let.

Before you start

Is the boiler yours to replace?

New Addington is largely council-built homes from the 1930s onwards, and today it’s a mix of privately owned and rented houses, maisonettes and flats. So the first question is who is responsible for the boiler.

If you own your home, including one bought from the council, the boiler is usually yours to replace. If you rent from a housing association or the council, they are responsible for your boiler, so contact them first. If you rent from a private landlord, it’s their job too, and they can ask us for a quote.

For the area in general see our New Addington page. For combis in detail, see combi boiler installation.

What we usually find

Combi set-ups in New Addington homes

Combi in the kitchen

Common in the houses here. The new boiler usually goes in the same spot with a new flue kit through the same wall.

Combi in a cupboard

Common in maisonettes and flats. We check the new model fits the space with the clearances the manufacturer needs for servicing.

Older systems

If your home still has a cylinder and loft tanks, it’s a conversion rather than a swap, and takes longer.

Landlords

Replacing a combi in a rented home

With a tenant in, the aim is a short, planned job. A like-for-like combi swap usually takes a day, and we can arrange access with you or your letting agent. You get the Benchmark commissioning checklist and the Building Regulations compliance certificate, and the warranty is registered in the owner’s name.

Remember the rules that sit alongside a new boiler. Rented homes in England need a CO alarm in any room with a fixed combustion appliance, which includes the boiler. Your annual gas safety check still applies, and the tenant needs a copy within 28 days. We do those too: see landlord gas safety certificates and landlord boiler replacement.

For the quote form

What helps us price it

  • A photo of the boiler

With the casing on. The make and model is usually on a label on the front or underneath.

  • A photo of the flue

From outside if you can. It tells us whether the new flue can go in the same position.

  • Who lives there

Owner-occupied or tenanted. If tenanted, who we arrange access with.

  • Number of bathrooms

One bathroom usually suits a combi. If there’s also an en-suite, tell us.

Comparing quotes

What a combi quote should include

Use this to compare any two quotes. If one is cheaper, check it isn’t simply missing something on this list.

  • A survey of flue, gas supply and water flow

Decides the boiler size and whether a combi will give decent showers.

“How did you size the boiler?”

  • System cleaned to BS 7593, with inhibitor

Sludge from the old system is the main killer of new boilers.

“Is a full system clean included?”

  • Magnetic system filter

Keeps catching debris for the life of the boiler.

“Which filter, and where will it go?”

  • Controls that meet Boiler Plus

A legal requirement in England, and it saves gas.

    “Which controls are included?”

  • New flue kit, positioned to the rules

Reusing an old flue or a bad position can fail inspection.

“Is the flue new, and where will it exit?”

  • Condensate pipe protected from frost

A frozen condensate pipe is the most common winter breakdown.

    “Where will the condensate drain?”

  • Old boiler, tanks and cylinder removed

Disposal costs money. Make sure it’s not an extra on the day.

    “Is removal and disposal included?”

  • Building Control notified, warranty registered

Without them, selling the house and claiming on the warranty get harder.

“Who notifies, and who registers the warranty?”

FAQ

Combi questions from New Addington

I rent from a housing association. Can you replace my boiler?

Your housing association or the council is responsible for the boiler in your home, so contact them first. We can only replace it with the owner’s agreement.

I bought my maisonette from the council. Is the boiler mine?

Check your lease. It sets out who is responsible for the boiler and for the outside wall the flue goes through. If the freeholder needs to agree to the work, we’ll give you the details to send them.

How long does a combi swap take?

Usually a day, if the new boiler goes in the same place. Moving it or converting from tanks takes longer, and your quote will say how long.

Can you do the landlord gas safety check too?

Yes. A new boiler is commissioned and certified when it’s fitted. The annual landlord check covers all the gas appliances in the home, so we can book it separately or at a time that suits.

Is parking a problem?

Usually not. Parking is easy on most roads in New Addington. We also cover Selsdon and Shirley nearby.
