The law
What landlords have to do
Under the Gas Safety (Installation and Use) Regulations 1998, landlords of rented homes in England must:
A check every 12 months
Every gas appliance, fitting and flue you provide must be checked for safety by a Gas Safe registered engineer at least once a year.
Copies for tenants
Give existing tenants a copy of the record within 28 days of the check, and new tenants a copy before they move in.
Keep the records
Keep each gas safety record for at least two years.
Book up to 2 months early
A check done in the two months before the deadline keeps the original renewal date, so you don’t lose time by going early.
Carbon monoxide alarms
In England, rented homes need a CO alarm in any room with a fixed combustion appliance (gas cookers excepted). We can check yours on the day.
Maintenance in between
The annual check is the minimum. Appliances must be kept safe all year, which is why many landlords book a boiler service at the same visit.

Choose “A boiler service” in the quote form, then “Landlord gas safety certificate only” or the version with a service. Tell us how many gas appliances there are, when the current record runs out, and who we’ll be meeting. We’ll arrange a time with them directly if you like.

Gas safety certificate questions
What does the check cover?
Each gas appliance and flue you provide: typically the boiler, hob, oven and any gas fire. We check they burn safely, that flues clear fumes properly, that safety devices work and that there’s enough ventilation, and we test the gas pipework for tightness.
What if an appliance fails?
If something is unsafe, we are required to make it safe, which can mean disconnecting it, and we’ll explain why. We’ll then quote to put it right.
Do I need to be there?
No. We can meet your tenant or letting agent. Tell us who we’ll be meeting in the quote form.
Is this the same as a boiler service?
No. The gas safety check confirms appliances are safe to use. A service also cleans and adjusts the boiler to keep it reliable and its warranty valid. Many landlords book both together.
Does it cover appliances my tenant owns?
The landlord’s duty covers appliances and flues you provide. Tenant-owned appliances aren’t covered by your record, though the pipework supplying them is.
